Updated February 15, 2026

Use this checklist when you buy, renew, or review a homeowners policy. Each item is a common reason roof claims pay less than expected—or not at all.

Deductibles and limits

  • Standard all-peril deductible amount
  • Separate wind/hail or named storm deductible (flat or %)
  • Dwelling limit adequate for full re-roof at current prices
  • No unexpected roof sublimit

Settlement and roof age

  • RCV available for your roof age and material
  • Roof surfacing or payment schedule identified
  • Depreciation holdback rules understood
  • Maintenance exclusions reviewed

Exclusions and endorsements

  • Cosmetic damage exclusion present or absent
  • Matching of undamaged materials addressed
  • Ordinance or law limit adequate for full re-roof code costs
  • Wind/hail excluded on older roof surfaces

Frequently asked questions

What is the biggest roof coverage gap?
For many homeowners it is the combination of a high percentage wind/hail deductible and ACV-only settlement on an aging roof—leaving little or no net payment after a storm.
How often should I review this checklist?
At every renewal and after any major roof work. Also review when you move to a new state—roof rules and matching laws differ.
